Lola Beans, the drive-thru beverage franchise known for handcrafted coffee, infused sodas, and plant-based energy drinks, has signed its first lease in Texas. Franchise partners Kirk and Coleen Jeter secured the site at North Highway 77 and Hedgewood Drive in Waxahachie, about 30 miles south of Dallas. It is the first location under their 120-unit Texas development agreement, and the couple are targeting four to five openings in 2027, with two more sites in lease negotiations and several others at the letter of intent stage.
The Jeters plan to develop and operate 15 Lola Beans shops themselves while serving as Texas area representatives, supporting franchise development across the rest of the state. They chose Waxahachie for its growth and its access. The city’s population rose nearly 22 percent between 2020 and 2025, to more than 50,000 residents, and the site sits on a retail corridor that carries about 33,500 vehicles a day, close to US-287 and I-35E.
The pair describe a deliberate approach to real estate, with months spent studying traffic patterns and evaluating markets before signing. Competition for good drive-thru sites in Texas remains intense, and the couple says they prioritised locations that can perform now and support the statewide plan later. Donny Bradley, a co-founder of Lola Beans, called the Jeters “exactly the kind of franchise partners” a young brand wants as it builds its foundation.
The Jeters have also helped shape the brand’s modular building programme. Working with Russo Modular, a Phoenix-based commercial modular manufacturer, they spent months refining a drive-thru store design built for scalability, efficiency, and consistency, and the design is now complete. A shared building standard is only useful if every owner can find and follow it, and Gorilla Dash features a Resource Library designed to give franchise networks one place to store specifications, operating guidance, and training materials for new shops as they are built.
Lola Beans was founded in Tennessee by Donny and Missy Bradley and has about 130 units in development across multiple states. For the Jeters, the Waxahachie lease is the first visible step in that growth. With the first site secured and a standard store design in hand, the work of building out the rest of Texas now begins.
